SOLD 624.027 +/- deeded acres plus an additional 178.00 +/- acres grazing surrounding Lake 11 make this a sub irrigated grass production dream. The property has supported 80 to 100 cows and up to 6 bulls since November 2012 with a protein supplement through the winter months. The unusually high carrying capacity for this area is due to the sub irrigated pasture with the most productive area in and around lake 11 of the Maxwell Conservancy. The grass species is Alkali Sacaton, a tough perennial native grass highly tolerant to drought. In the north east area of the property gramma grass predominates. The 178 +/- deeded acres of Maxwell Conservancy Lake 11 is unfenced, so integrates easily into the property.
The property has a usable Calving Barn, approximately 90ft x 30ft with central alley, enclosed, water to several pens, earth floor, wood frame construction with corrugated metal exterior and roof. There is another wooden barn offerring additional useful storage. Both Structures are central to the property.

There is an annual fee per share plus an additional fee for water delivery based on a per acre foot deleivered basis. The maximum proration on an annual basis can be up to 18 inches of water per share per acre. The property has two domestic water meters, which supplement livestock watering.
