Location description: From I25 take Maxwell exit 426 and drive one mile north and turn west (left ) onto Highway 505 and drive approximately 5 miles and turn north (right) onto Laguna Madre Rd which is gravel. This property has it all with plenty of Land in one big pasture ready for you to cross fence the way you want. There is an exterior boundary fence comprising conventional 4 and 5 strand barbed wire and steel T-posts with some wooden posts. There are three ponds on the property fed from irrigation water. There is a mixture of brome, western wheat grass, Jose wheat grass and some blue gramma. The area being farmed has traditionally had some alfalfa and oats. There is an area of Sudan grass also. The property slopes gently from west to east with an approximate elevation of 6,100 feet. The rainy season is typically mid June through September and in a normal year the property could expect about 16 inches of precipitation. This year the property has received some good early rains showing some good growth.

The property has received a two inch proration so far this season for irrigation purposes. That equates to a little under 34 acre feet of water.
