Location description and directions: From I25, take Maxwell exit (exit 426),turn west into Maxwell and turn north on SHW 445. A 45 +/- deeded acre parcel with 40 Class A irrigation shares from the Vermejo Conservancy, a water meter and electricity to the back part of the property. The land is flanked by some nice trees providing shelter for livestock, and split by an irrigation ditch. The water comes out of Lake 13 with an averaged proration since 1990 (27 years) of approximately 13.07 inches. That translates to an average of43.56 acre/feet of water per year.
