Location description: From I25 take Maxwell exit 426 and drive one mile north and turn west (left ) onto Highway 505 and drive approximately 5 miles and turn north (right) onto Laguna Madre Rd which is gravel. Continue on for 1.4 miles. Property on left side of road with sign. From Cimarron drive 12 miles north to Cold Beer, turn east onto Highway 505 and drive 7 miles and turn north on Laguna Madre Rd.

200.00 +/- deeded acres plus 170 water shares of irrigable land from the Vermejo Conservancy District is included in this purchase. Traditionally this property was used as irrigated pasture for approximately 25 years however not for the last 8 years . Mostly native grass with some alfalfa present. Would benefit from being reworked and resown. Very productive area and this season the irrigation district looks to have good water already in the main reservoirs. Approximately 10 acres of the property is sub irrigated. The property does not have a house on it. Upon seeing sign located in the southeast corner of the property, the boundary extends approximately half a mile to the west then north for three-quarters of a mile then east half a mile to the county road then south quarter of a mile along county road then west quarter of a mile and then south quarter of a mile then east quarter of a mile to county road then south along county road to the beginning point. The middle 40 acres on the east side with the two story house is not included in this offering. Property is approximately 7 miles from schools K-12 in Maxwell. This property sits west a couple of miles of the Maxwell Wildlife Refuge. It would be a good investment in land and water in the west, where even in some of these more drought prone years there has been water for irrigation. Needs work but could be really nice.
